In a typical project of a multi-family building, balconies are an important element of the cost estimate. Let's take the example of a 6-storey building with 24 balconies - the railings themselves are an expense of the order of PLN 100,000 with a standard aluminum solution. If the investor wants to give the building a prestigious character and decides on a premium system with glass or an unusual design, the amount can increase up to twice.

But this is only the beginning of spending. According to the upcoming regulations of RepowerEU, by 2029, every new building will have to be equipped with a photovoltaic installation. In the case of our example building, we are talking about a system with a minimum capacity of 30kWp, which means another PLN 180,000. Added to this is the cost of space - the traditional installation occupies about 150m² of roof or facade area, which could be used for observation terraces or winter gardens, generating additional income.

The situation gets even more complicated in premium projects, where architects want to use advanced shading systems. Facade blinds or technical shutters are the next 200-300 PLN per square meter. In our example building, assuming that we want to cover 30% of the window area, we are talking about an additional 90,000 PLN.

All this makes developers face a difficult choice - either drastically increase the project budget, or make compromises at the expense of quality and functionality. Moreover, each of these systems requires a separate design process, a separate assembly team and a separate service, which further complicates and prolongs the implementation of the investment.

The problem does not end at the construction stage. Traditional photovoltaic panels take up space that could generate additional revenue. For example, 150m² of roof developed as an observation deck or winter garden, can bring up to PLN 300,000 additional income from the sale or significantly increase the attractiveness of the lease. Meanwhile, the same surface covered with standard panels becomes practically useless for residents.

A significant challenge is also the coordination of the work of various teams - roofers installing railings, electricians installing photovoltaics, specialists in shading systems. Each of these groups requires separate supervision, has its own requirements and schedule, which often leads to delays and unplanned costs.
